The Homestead Consultant

On-Site Consultation
Good homestead decisions start by walking the land.
Every property has its own patterns. Water moves a certain way. Sun and shade hit differently than expected. Some areas stay wet. Some dry out too fast. Access, slope, soil, wind, fencing, buildings, trees, livestock pressure, and daily chore routes all affect what will actually work well. That is why I prefer to meet people on their land. A phone call or questionnaire can tell me what you want and what you have. Walking the property shows me what the land is already doing, what opportunities are being missed, and where expensive mistakes can be avoided or easily corrected.
During an on-site consultation, we will walk your property together, talk through your goals, and look at practical options for using your land better. This is a verbal consultation and information-gathering visit. It is designed to help you think clearly about your next steps before you spend money, move infrastructure, buy animals, install systems, or start major projects.
What We’ll Look At
Depending on your goals and property, we may discuss:
-
garden and orchard placement
-
water flow, drainage, ponds, swales, and wet areas
-
livestock layout, fencing, and rotation options
-
roads, gates, paths, and access
-
buildings, shelters, storage, and utility placement
-
off-grid systems, solar, water storage, and backup planning
-
soil, slope, shade, wind, and microclimates
-
project order and how to stack systems and functions
The goal is not to get trapped in theory or "what ifs," but rather to help you make better decisions for the actual land and goals you have.
Before the Visit
Before I come out, I will send you a questionnaire. This helps me understand your goals, resources, experience level, timeline, budget, and the problems you are trying to solve. It also helps us use the on-site time well instead of starting from scratch when I arrive. The questionnaire gives me initial data. The property walk helps me put all the pieces together.
During the On-Site Consultation
When I arrive, we will walk the property together and talk through your ideas, concerns, and options. You are welcome to record the session for future reference. Many people find this helpful because we will cover a lot of ground, and new questions often come up after the visit. For an additional charge, I can also record the session for you. I will follow up the visit with a brief written summary of the most important notes from our time together. If you later decide to move forward with a full Property Design, this visit also gives me a much better understanding of your land, your goals, and the layout options that make the most sense.
After the Visit
A 1-hour follow-up call is included.
This is important because once you have had time to think through what we discussed, more questions usually come up. The follow-up call gives us a chance to clarify next steps, talk through decisions, and make sure you are not left guessing.
Price
The on-site consultation is $475 for local clients.
If you are outside my local region, additional travel costs may apply. Contact me with your location and I can give you a quote.
